Only thing staying for sure is the truck.

Marshmallow and Fleetwood are for sale. I can always build another toy later...

I hope I can keep at least one of them, but I don't think so.

Possibly. I have a bunch of interior stuff. Extra wheels. Trim pieces. But I sold, gave, or threw most of it away in the move.

As far as I know, those can't have a concrete floor to qualify as a barn. And I need a floor. Besides, I only have an acre and a 1/3, so don't really have the room for one of those.

Oh, and I don't think I've ever met an Amish person. Or even seen one. Go figure.

You can do a two car garage as pole built, and still trim it to look like a regular garage. And, you can pour a floor in it. The nice thing is that you don't have to do it right away.

Agree with Jay. Just wait till the inspector leaves than pour the floor. An alternative to the pole barn is one of the steel buildings. They are now so cheap, you would be hard pressed to build it from scratch cheaper.

When you do pour the floor, spend a little more and install in-floor piping for a hydronic heating system. When finished, just hook up a water heater and boiler pump and you will have the most comfortable garage in the neighborhood. Just remember to mark out where you're installing the lift so you don't drill through the heating grid when you put it up. Now how does he know that???affraid

Well, this thing is going in front of the house, to the side, and I'm in a nice neighborhood, and I already have enough going for me for the running of "that guy" in the neighborhood... So no ugly steel buildings, and probably no pole barn. But thank you for the suggestions. Smile

Should I ask, Bill? How hard was it to repair? Razz

Was in the middle of February when we installed the lift.  Friend had built a 80ft x 50ft barn the previous summer and we had installed the piping in the floor.  When we did the lift, the building was toasty warm and it was a true pleasure to work in there.

Due to the thickness of the floor (8inches) we didn't notice anything for a few days but he called me up a week later and asked me why the floor was so cold around the lift?  A quick check of that particular circuit showed it was empty (pump cavitating).  Had to un-install the lift and chip out the effected areas, repair the lines, install new bolt anchors (this time before we re-poured the floor), filled the holes and then re-installed the lift.  All in all, about 3 days work.  The next time I'll mark out where the lift anchors are supposed to go before pouring the floor.  Should have known better.

Really felt bad as the hydronic thing was my idea and I convinced him to do it.  We are still friends so I guess it worked out in the end.  Wish he wasn't so far from the house.  It's a great place to work on the cars.

By the way, I have seen a bunch of steel garages that you can't tell are steel. It doesn't need to look like a tin shed. Helped a neighbour build one a few years ago. Start to finish (not including the floor) was 10 hours for a 26 x 30 two car garage, including hanging the doors with 2 guys and some scaffolding. Finished product looked like it was an extension to his house after he painted it. You could even use the same siding as the house.

Sorry to hear your selling your toys, but I understand the priority, be sure to budget for a lift!! LMK if you have a grille or hood laying around.

Bill, that's a funny coincidence. I'm also building a garage and selling things off. Actually I'm expanding my existing 30x35 garage by adding a 30x16 bump out. I put the lift in couple of years ago and even my wife said "why didn't you have it before!?"

I seriously considered doing insulated concrete forms construction (ICF) but the cost seem prohibitive. Still trying to get all the foundation concrete work done before it is too cold.
I might go with ICF for the frost wall.
There is a company called BuldBlock http://buildblock.com/ they are near Springfield MA. Pretty good system and you can probably save some delivery changes if you decide to go with ICF.

This is a pole building. Think the neighbours would be ok with this? They don't have to look like the typical red farm building with a big sliding door.

See? I knew I could convince you. No, just a random pic from "pole building garage" google image search. You can build it to look like whatever you want. Even asphalt shingles if you like.

Start researching, you will be VERY pleasantly surprised. Pole buildings are SOOO cheap in the Northeast US. Maybe Bull (Garage Journal mod) and I can find you some good threads to look at over there. Advantages: cheaper than stick, especially if you go big. They go up FAST. Two days for most crews.

I started a CNC machine shop three years ago and it has been growing steadily. Need more space to set things up the right way.
It all started with a CNC Bridgeport knee mill that I bought for hobby. Now I have two vertical milling centers and a turning center along with all sorts of other supporting equipment. Still small compared to other shops but allows me to do all basic machining jobs.

Nick, you don't need a foundation. Poles get set in concrete, deep. You can pour a pad later. Check homehardware.ca for the prices/sizes. For a 32x40x10, it was going to cost me about 11k.

Some of the better pole builders will also use piers for the poles to sit on so there is no wood in the ground.  My mechanic friend had a pole barn by The Barnyard do that.

I haven't priced one in years but I do seem to recall that as you start addig the bells and whistles to drss the building up, like doors, windows, trim etc. the price rises pretty rapidly.

I need to price them out again, though.  I feel cramped in my 24x32 and dream of putting up another structure once my kids are out of school and I'm not bleeding money.

And yeah, anythng an everything you want to know about garage building and outfitting is going to be available if you search the threads on GJ.

Make sure they are below the frost line and use the special sonotubes with the coating on the outside that the frost can't grab. Otherwise the concrete block, pole etc. will get pushed up with the frost.

Floor slab depends on if you are going to heat it or not. If you don't heat it, 6 inches of 1 inch minus plus the slab. If you intend on heating the garage, add two more inches of gravel, 4 inches of rigid foam insulation plus slab. Keep thermostat at a level that prevents the slab from freezing, ergo the insulation. Floating slabs are perfectly fine up here as long as you don't have a physical connection to the building, i.e. rubber gasket around the perimeter, and don't cheap out on the reinforcing mesh/rebar. If you want plumbing and or electricity, make sure all through slab penetrations are sleeved in conduit.
